Woodbine Master Association filed their Articles of Incorporation with the state of Florida on December 22, 1993.

Woodbine was turned over to the homeowners in May of 2001.

Since that time Woodbine has grown to eight hundred and ten homes (810). It has nine sub-associations, that we call Pods.  Woodbine sits on over one-hundred and fifty four acres (154)  of land with 4.31 acres of Commercial land.

Woodbine has 3 pools throughout the property.  We have 3 tennis courts that have been recently resurfaced and 1 tennis court located in Elpine that is in wonderful condition, for a grand total of 4.

In addition their is a playground for the small children and 2 racquetball courts for our teens and adults alike.

Woodbine offers a RV/Boat Storage for its home owners. We have 47 spots. The storage facility is available for lease at a rate of only $35 per month! Any homeowner interested in leasing a storage space should call the management office for availability.

Woodbine has apartments located on site with four –hundred and eight units. (408) It was built in 1999. The apartments sit on 19.24 acres of land with seventeen buildings that are all 3 stories.  They can accommodate parking for 816 vehicles and have 106 garages for their residents.

Garbage has changed to bulk pickup starting Thursday July 24, 2008.

Armando Presti is the President of Via Hacienda Homeowners Sub- Association, and is the President of the Board of Directors of Woodbine Master Association. Armando was elected in February 2009 to serve his first term as President of the Master Association.

ID FOR RESIDENTS:

When the barcode readers are not working ALL residents must show proper identification to gain access into the community. This is for your safety. Many surrounding communities issue the same Bar Codes. Hence forth, you may have a bar code on your vehicle but the guards must check for validation.

DROP OFF OF CHILDREN OR RESIDENTS:

If someone is dropping off your child and the child does not have identification, then you must call in the person who is dropping off your child and they must show proper ID. If someone is dropping off a resident then the resident must have proper ID to gain entry.

PEDS:

All persons who are walking into Woodbine and are not using the key to enter our community will be required to provide identification. This is to assure that only residents will gain access. It is for everyone's safety not for inconvenience.

GUEST:

All guest MUST be either on your permanent list or called in using the voice mail system along with your PIN. This includes any walk in guest you may be expecting. Please make sure that your guest know your address and can give it to the guards when asked. Any changes to your permanent guest list must be done by the office where the Property Management Company is. They are located at the Master Clubhouse on Casa Rio. All residents are responsible for their guest. This includes any guest that may be called in by their children. Please be aware of who your children are allowing into our community.

BAR CODES:

Please check your bar codes. One of the main reasons that the barcode reader fails is because of worn, faded, deteriorated or scratched bar codes. This is especially true for the earlier barcodes ranging  from the 3000’s to 45000's. Replacement bar codes are issued by the Property Management Company.

FINAL NOTE:

The security guards are doing the best they can to keep Woodbine safe. Please do your part by locking your doors, keeping your garages closed and locking your vehicles. If you have an emergency please call 911. Please observe the speed limit for the safety of our residents and the children. Remember if you are experiencing a problem the best way to have it resolved is to contact the Property Manager. Meredith and Kat will bring your problems to the proper people and will have it addressed.

We have  Video Cameras set up throughout the property, including the  North & South Gate, with full Observation.  Audio has been added to the north gate and all visitors and residents who come in thru the visitors lane will have to present their license and that new equipment for the license scanner has now been implemented.  This allows us to capture the license plates of all in coming guest and residents at the north gate and home owners entering at the south gate, and everyone that leaves the community at the south gate. If you damage the gates or barrier arms you will be held financially responsible. Please make sure that all your guest are aware of this. You are responsible for your guest and family members as well.

Pick - Up Truck Policy 10-26-2006

Definition of a pick up truck: Pick up trucks parked within Woodbine, whether resident or guest, shall be considered passenger pick up trucks, 2 or 4 doors, not used for commercial, ventures and be clean and in good condition with no lettering or signs visible. They cannot have elevated bodies or oversize or double tires, no saddlebag tool boxes, and clean beds unless covered by a topper, with no ladder carriers or work materials attached or in the beds. Resident pick-ups must be able to be parked in a garage with the door fully closed.

Policy for Pick Ups Trucks:

Residents with pick up trucks will be allowed to leave their pick up outside their garage between the hours of 7:00 AM to 7:00 PM. While in the driveway, the pick up must be backed into the driveway. The pick up must be fully stored in the garage overnight starting at 7:00 PM with the garage door closed.

 Guest pick up trucks can be parked in the driveways or street until 12:00 midnight as long as they have a guest pass with their description, tag number and residence address on it. Allowed pick up trucks must be passenger type trucks and not commercial work vehicles with company names, ladders, equipment, and/or supplies. These vehicles are prohibited in the community unless they are working at a specific property.

Residents with overnight guest with pick ups can request an overnight pass from security and the pick up must be parked in the Casa Rio Overflow lot if not the resident’s garage. Passes will be issued daily.

A 7 day maximum  pass may be issued to a guest as long as the homeowner request this. Proper paper work must be filled out by the homeowner.
